Choosing Window Blinds for Commercial Offices

Most office blind orders go wrong for the same reason: the buyer picks a fabric before deciding what the room actually needs to do. A boardroom that hosts video calls has different requirements from an open-plan floor that just needs glare control. Getting this sequence right before you order at scale saves a reorder later.

Start with room function, not fabric

Before comparing swatches, group your rooms by function:

• Video-call rooms and boardrooms need even, glare-free light: light-filter fabric, not full blackout, so screens stay readable without harsh contrast.
• Presentation and AV rooms usually need full blackout for projector visibility.
• Open-plan desks along west or south-facing glazing benefit from dim-out fabric that cuts glare without darkening the floor.
• Reception and lobby glazing is often about brand appearance first, and this is where fabric colour and mechanism visibility matter as much as light control.

Manual, cordless or motorised

Manual chain mechanisms are the cheapest and most durable for high-traffic areas. Cordless spring mechanisms suit spaces where trailing chains are a safety concern. Motorised blinds cost more upfront but pay off in boardrooms and tall glazing where manual operation is impractical, and they integrate with building automation if that's already in place.

What to check before a bulk order

• Confirm fire-rating requirements if the building's compliance certificate calls for it, as not all fabrics carry this by default.
• Ask for a physical sample under your own site lighting before approving a fabric across an entire floor; screen colours are unreliable.
• Get written lead times for both standard fabric and any motorised units, since motorised mechanisms typically add 1-2 weeks.
• Clarify the warranty period on the mechanism separately from the fabric; mechanisms wear out first.

A blind spec that matches room function rarely needs revisiting once installed. The reorders we see almost always trace back to skipping this step.

Budgeting across a floor plate

For multi-room fit-outs, it's usually cheaper to standardise on two or three fabric grades across the floor rather than a different fabric per room. This also simplifies future maintenance, since replacement stock stays consistent.
